Abstract

Residential condominiums are major generators of solid waste and consumers of various resources. Within this perspective, the environmental issue for the condominium manager is a strategic and necessary agenda, since budget balance, cost reduction, operation optimization, commitment to sustainability and socio-environmental responsibility, are the pillars of good management, and that directly contribute to the appreciation of the heritage. The objective of the work was to calculate the sustainability and elaborate a summary plan of environmental management of a condominium-club, located in the neighborhood Acupe de Brotas, in the city of Salvador - BA. As a theoretical reference, the concept of Circular Economy was used, which has a systemic, cyclical and restorative view, and is based on the reduction, reuse, recovery, recycling of materials and energy, aiming to promote the decoupling between economic growth and the increase in consumption. of resources. Parts of the methodology established by the Environmental Management Accounting System (SICOGEA) were used to calculate the environmental sustainability of this condominium, identifying which areas are with low efficiency, and this result was the basis for the elaboration of the summary plan of environmental management, with a proposal for improvements and solutions. For the plan, the 5W2H management tool was used, which lists a sequence of actions, such as what will be carried out, why, when, where, by whom, how and at what cost. The result obtained, according to the method adopted, had a good overall index, which demonstrates that the condominium is already at a level of compliance with current legislation, and that, in addition, it seeks to value the environment. But even having achieved a satisfactory result, the plan suggests some actions so that the condominium manager can raise the sustainability status of his enterprise. And that it is based on guidelines for a master plan that goes beyond its management, and can be continuously followed by other trustees.
